dc.description.abstractThe study set out to examine the influence of urban planning on land use in Mpigi town. Urban planning is a sequence of steps that aim at orderly utilization of land in a urban area. Mpigi town is a planning area since 1969. However, the present land use pattern in this town is a manifestation of unplanned development given the un-orderly inters mixture of all sorts of land uses such as residential, recreational, institutional agricultural industrial uses in a town that has particular designated land use zones. This study intended to examine the influence of urban planning and to identify the underlying constraints to effective urban planning in Mpigi town. To achieve this, the study investigated whether the 1969 outline scheme has proper land use zones, established whether the existing land uses match with the designated zones of the 1969 outline scheme. An assessment of whether development occurs according to planning regulations in Mpigi town was also done. The study adopted a cross-sectional survey as information was required from the whole population. A sample of 420 respondents were selected out of 1,586 households using stratified random sampling techniques, questionnaire instrument among developers, in-depth interviews targeting the Town Council administrators (Town Planning Committee). The study also reviewed existing literature on Town planning, statistical abstract, surveys and mapping. Primary data was analysed using frequencies, percentages and charts. It was interpreted and conclusions were made. The study found urban planning in Mpigi town to be ineffective and still wanting. This is due to lack of both financial and human resources by the Town Council to plan and implement. This is exacerbated by the land tenure system, the high population growth rate, lack of competent managers since those in control are just politicians, corruption, poverty among the developers, lack of community sensitization, the failure to see planning as a priority area and the nature of the topography. It was found out that the urban planning practice has limited influence in Mpigi town and this influence is confined to the central business area. Outside, there is haphazard development and the distribution of socio­ economic facilities inconveniences the people in the town. The study made some recommendations to revive effective planning in Mpigi town, like capacity building at Town Council level, need to prioritize planning, public sensitization, gazette areas for urban agriculture, solicit funding from central government, NGOs and international bodies and seek for the review of the Town and Country Planning Act of 1961.en_US
